Disclosure Text
{Company} certifies that our inspectors have no interest, present or contemplated, in the listed property or its improvement. Additionally, {Company} has no involvement with trade professionals or benefits derived from any sales, repairs, replacements, modifications or improvements from inspected sewer lines. To the best of our knowledge and belief all statements and information in this report are true and correct based off of technical training, field training, and overall industry experience. All repairs should be done by a competent licensed Plumber and any work requiring building permits should be obtained by the authority having jurisdiction (Local Building Department). This is the best assurance that the repairs are done correctly and protects the interested party. See the report below for detailed descriptions of findings and recommendations. It is the client’s sole responsibility to read this report in its entirety, not rely upon any verbal comments and to research any and all jurisdictional permits required by the local authorities regarding the property inspected.
Scope of Inspection
A sewer inspection scan was requested of the main drain line from the structure to the city, private sewer connection, 150 feet or camera limitations (whichever comes first). The sewer line is to be accessed through a cleanout, roof vent (single story only) or other access point(s) to be determined best by the inspector. The camera inspection does not inspect all of the drain lines running under and or within the structure. The following is a summative report of the findings. If a video was completed, it will be posted on You Tube with the URL provided to promote understanding and transparency with our clients.
Point of Reference
This inspection evaluates the main sewer lateral from the structure to the municipal main or private sewer connection, up to a maximum distance of 150 feet or the physical limitations of the camera equipment (whichever comes first). The sewer line is accessed via an exterior cleanout, a single-story roof vent, or another access point deemed safest and most effective by the inspector. This inspection is strictly limited to the primary main line and does not evaluate secondary drain lines running beneath or within the interior structure. The following is a summary of our findings. If a video recording was completed, it will be uploaded to YouTube with the private URL link provided below to ensure full transparency and understanding.
Statement of Service
LV Sewer Inspections was retained for a survey of the listed structure's main sewer line in an effort to identify any areas of suspect blockages, deficiencies or damage and to document the areas for further review and or action by associated trades professional. Further investigations into these areas or destructive testing may reveal additional conditions that were not readily visible at the time of inspection. This report is based on information obtained at the site at the given date and time of the inspection. This report is for the exclusive use of our client and is not intended for any other purpose. The report is based on the information available to us at the time as described in the report. Should additional information become available at a later date, we reserve the right to determine the impact, if any, the new information may have on our discovery and recommendations and to revise our opinions and conclusions if necessary and warranted. We recommend all areas we locate in this report showing anomalies should be evaluated further to find out the cause and be repaired. Our recommendations are not intended as criticisms of the structure, but rather as professional opinions regarding conditions that we observed at the time of our inspection.
Add custom Statement of Service sections like the Narratives section on page 3. Each gets a heading and body text.

Severity Definitions
No Defect — Definition
No actionable deficiencies were observed at the time of inspection. This classification documents the system's baseline attributes—such as pipe material (e.g., PVC, Cast Iron, ABS), flow direction, and general configuration. It establishes a structural and operational benchmark for future maintenance or comparative assessments.
No Defect — Examples
Minor — Definition
An incidental finding that does not currently restrict hydraulic flow or compromise the structural integrity of the pipe. These are typically early-stage wear characteristics or minor settling anomalies. Immediate repair is not required, but these areas should be documented and monitored during routine future inspections to track potential progression.
Minor — Examples
Moderate — Definition
A functional or structural impairment that hinders the optimal performance of the waste line. While the system may currently be draining, these issues create high-risk "catch points" for debris, accelerating solids accumulation and escalating the probability of a mainline backup. Scheduled maintenance, localized repair, or professional cleaning is recommended to restore full operational efficiency.
Moderate — Examples
Major — Definition
A severe structural failure or complete operational blockage that compromises the fundamental integrity of the sewer system. These issues pose an immediate risk of hazardous sewage backup into the structure, environmental contamination, or localized soil erosion (voids) beneath the property. Immediate professional intervention is required to restore service and prevent catastrophic property damage.
Major — Examples
Maintenance — Definition
An operational finding where the pipeline remains structurally sound, but standard preventative servicing is required to maintain proper flow mechanics and halt accelerated deterioration. Addressing these items proactively mitigates the risk of sudden blockages and avoids costly, reactive emergency repairs.
